1. Present a Comparative Market Analysis (CMA)
   Present the sellers with a local comparative market        analysis to show them similar properties that have         recently sold in their area.
2. Set a purchase price
   Assist the homeowners in determining a listing            price that your attract multiple, solid offers.
3. Make small repairs or upgrades
A small investment can go a long way in helping make your home more desireable.
3. Go over the marketing plan
Go over your marketing plan with the sellers, including listing sites and open house dates.
4. Consider an inspection
You may want to schedule a pre-listing inspection if you suspect your property has issues that need to be addressed.
4. Conduct a walkthrough
    Conduct a thorough walk-through of the property         with your clients to discuss selling points and       i      identify issues that need addressing.
5. Clean and declutter
Remove furniture and decor until you have achieved a neutral, simple design scheme.

   Provide the sellers with a checklist on how to best        prepare their property for showing.
6. Maintain a show-ready appearance
Make sure to keep up an immaculate appearance throughout showings, including yard work and pet messes.

Make the necessary preparations to be completely out of your home in time for the agreed upon move-out date.

     Inform your clients of what to expect during the          closing process, including how to address               potential contingencies
